Am I required to make my property available to Section 8?
Yes, in Massachusetts, landlords are required to make their properties available to Section 8 tenants. It is illegal for a landlord to refuse to rent to someone because they have a Section 8 voucher. Doing so is considered source of income discrimination, which violates Massachusetts law -
Are you licensed?

Can I reach you after hours?
Sometimes! If I am available I will happily take any communication, if I am sleeping or at dinner I do tend to turn off my device, but of course we do take maintenance calls from tenants 24/7 and ensure if a call is urgent it is taken care of ASAP! -
Can you put the money directly into my account?
Yes we can transfer rent into your account as quickly as 10-days after the rent has been paid by the tenant! -
Do I get to see the lease or sign it?
Yes we will review the lease together at the onset of our relationship as well as send you updated versions as laws change over the years. -
Do you sell real estate too?
Yes, proudly! I have been fortunate to be a part of 30+ transactions in 2024 mostly buying for investors and about a dozen home sales for owners! -
How and when do I get my checks?
ACH Transfer will take place 10 days after the rent is collected! -
How is rent collection handled?
We can accept all kinds of payment types; cash, check, credit card, with bank transfer being the most common. That money is deposited into a legal trust account where your funds will clear and be sent to you 10 days after collection. -
How long of a lease do you sign?
Our standard lease is 12 Months, the only exception to this would be if you decided to rent on a midterm basis as a strategy to increase your rental rates. We generally avoid month-to-month because of lower rental rates in the Holiday Season. -
How much security deposit do you charge the tenant?
The MA State maximum is One Full Months Rent -
How soon can you start managing my property?
The onboarding process can be done in a few days! All you have to do is give me a call and we can schedule and appointment! -
What type of properties do you manage?
We manage residential single and multi family! -
How do I access my financial reports?
Our owner-clients have a secure on-line portal which gives 24/7 access to financial reporting. -
Who holds the tenant security deposit?
We hold the security deposit in a tenant trust account that is interest baring to ensure compliance with MA State laws!
